Our Story
Over the past two decades, our founder, Luke Puccinelli, has been deeply involved in the oversight and management of neighborhood shopping centers. His career includes leadership roles at three major organizations—Phillips Edison, First Washington Realty, and most recently 12 outstanding years with Regency Centers. Throughout his journey, Luke has built strong, lasting relationships and takes great pride in the accomplishments achieved alongside each team. His passion for managing retail centers is evident, and his hands‑on approach consistently brings assets to life while delivering meaningful results for owners.
In his most recent role as Director of Operations – East Region at Regency Centers, Luke oversaw 16 million square feet of retail spanning from Miami to Connecticut, supported by eight management teams. He played a key role in shaping Regency’s operational platform, always acknowledging that his success was made possible by the exceptional property managers he worked with. Luke has managed hundreds of assignments across renewals, short‑term leasing, small‑shop leasing, property management, capital projects, redevelopment oversight, mixed‑use initiatives, budgeting, and more. He also brings extensive expertise in developing ancillary income opportunities for owners. Ask Luke what matters most, and he’ll tell you without hesitation: “It’s all about relationships.”
As the founding member of Puccinelli Management, Luke is committed to building strong partnerships with retail center owners throughout the Mid‑Atlantic and the Carolinas. Although he has had tremendous opportunities to grow within Regency and other top REITs, Luke has always prioritized his life and family. With deep roots in Richmond, Virginia, he has remained true to who he is and what matters most. Luke also recognized a gap in the industry: a shortage of high‑quality property management firms that truly understand retail. Many large REITs overlook third‑party management because they lack confidence in the expertise available. Luke’s mission is to change that by offering a trusted, retail‑focused solution in the Mid‑Atlantic.
Luke is highly active in his community, something that becomes clear the moment you tour Richmond with him. Thanks to the relationships he has built over the years, he sees tremendous opportunity to continue supporting owners with assets in Richmond and throughout the Carolinas. He remains involved in managing properties for Regency Centers, First Washington Realty, and other owners across Central Virginia.
